Going Home for the Summer? Scored an Internship? You can assign your contract by following these simple steps!
Getting Started
- Locate a potential candidate. You will be fully responsible to locate the individual whom you would like to take over the contract.
- Fully complete an assignment intent form. Contact our leasing office to request the “Landmark Assignment Intent Form” added to your resident portal, this must be signed ASAP.
- Give new prospective takeover information to leasing staff. Provide leasing office with new resident’s (1) First and Last Name, (2) Phone number, (3) Email Address, (4) Desired move in date so we can create the application manually. This is to ensure your account and your assignments application reflect the same floorplan and rate. To avoid confusion or potential issues, only make payment for rent, fees, or deposits directly through your Housing Portal. Do not engage in any financial transactions or pass-through of funds with the incoming resident (assignment). This ensures that all financial matters are handled officially and transparently through the appropriate channels.
- Pay the assignment fee. Applicable assignment fee in housing contract must be paid with submission of the assignment intent form ($500)
New Tenant
Prior to the incoming resident moving in, they will need the following items verified before we can issue keys:
- All fees paid, including the application fee ($60), administrative fee ($150), security deposit ($100-2x monthly installment, dependent on application type) AND the first monthly installment.
- Move-in items complete. Utility account transferred to new tenant, verified proof of insurance submitted if opting out of Landmark Liability Insurance, and must complete pet screening profile.
- Acknowledge the 48-hour window period before picking up keys. This is to allow proper communication to current residents in unit.
Verification
Once the incoming resident is approved in our system, the following steps will need to be verified before we can facilitate your assignment:
- You must have a balance of $0.
- All forms and fees are submitted and paid.
- You must turn in keys and an inspection of your unit by our office.
- New resident must pick up keys. This will finalize the assignment process.
Housing Contract Assignment FAQs
By assigning your contract, you are releasing all obligations of the contract to an approved applicant to resume said obligations through the duration of the contract. When you Sub-lease the subtenant must pay rent and comply with the lease terms, but the principal tenant remains ultimately responsible for the lease. This property does not allow subleasing and reserves the right to remove any one person not legally covered under an executed contract.
Once you have completed the process to assign your bedroom, an inspection of your unit will follow your move-out and retrieval of your keys. We will assess the current condition of your bedroom prior to anyone moving in and charge accordingly. The incoming resident will have 48 hours upon moving in to submit their own move-in inspection report to notate condition of bedroom/unit, upon their arrival. Any condition items not notated on their move-in inspection will then be the responsibility of the new resident.
The office does not facilitate advertising available assignments nor finds potential applicants; however, several residents find success searching through various social media groups.
If you cannot successfully find someone to assign your contract, we will remove the fee from your account and credit the amount paid onto your current account balance.
